Energy Performance Certificates (EPC)
From 1st October 2008 vendors need to provide an EPC, which will be valid for 10 years.
The EPC has to be carried out by an accredited energy assessor and will provide information about:
- Suggested improvements (such as loft insulation);
- The approximate cost of suggested improvements;
- Possible cost savings per year if the suggested improvements are made.
Marketing your property and agreeing terms with a prospective purchaser are dependent on your agent having a current EPC on file. If you have an EPC you will need to make a copy available to us. Should you wish Baker Pearce to arrange an EPC on your behalf, we are happy to assist, the cost being £75.00 plus VAT.
There is a fixed penalty by Trading Standards for failing to provide an EPC/make one available when requested.
