There is a high level of new prospective purchasers registering, a continued shortage of supply of residential properties for sale and an increase in prices achieved. Buoyant Lettings Market
The lettings market has seen rents rise substantially over the past 3 years and the rental market continues to move from strength to strength. 2013 has seen a busy start to the year, with enormous demand, particularly 1 and 2 bedroom flats, close to tube stations in the “HA” and “UB”postcodes. The “buy to let” market place has certainly returned with a large amount of investors purchasing residential properties for investment, keen to benefit from the high number of professional tenants looking for 1 & 2 bedroom properties. We are now achieving between £800/£1,000 pcm for 1 bedroom properties and between £900/£1200 pcm for 2 bedroom properties in the “HA” and “UB” postcodes, and we are seeing demand outstripping the supply of available homes. Baker Pearce Sponsor Longfield School Summer Fair for 2013
Baker Pearce are delighted to sponsor Longfield School's summer fair this year, which is being held on Saturday, the 29th June from 11.00 am to 3.00 p.m. The school will be running such stalls as refreshments, games, henna, nails, crafts, BBQ, gift stalls (jewellery and toys). For entertainment, there will be children's performances and music. Mark your diaries and come along to support your local school. Longfield School is situated off Rayners Lane and the front entrance is in Dukes Avenue, Rayners Lane and the rear entrance Farm Avenue, North Harrow. The Parents and Friends of Longfield School (PFL) will spend the funds raised on essential items including resources, such as equipment for art and playground equipment and cinema trips for the children (upper school children have a cinema trip every Christmas). The funding also goes towards outside theatre companies to come in for a day/2 days, pays for additional teacher resources to enhance children's enjoyment of learning in school and finances circus skills visitors who come into school in the summer to teach children circus skills including balancing, juggling and acrobatics.
Now is the time to invest in property

We have also now taken instructions to sell 17 Fernbrook Drive, North Harrow, 5 Brunswick Close, Pinner and 15 Cranbourne Road, Northwood. An initial encouraging response from the marketing of these 3 bungalows has already generated interest and an offer already agreed on 5 Brunswick Close.

The media are correct in reporting an enormous increase in the number of tenants looking to rent, and the rents we are achieving are rising. We took on instructions to rent a beautiful and newly refurbished, 2 bedroom flat in Badminton Close, Harrow and, in the first week of marketing, achieved 10 viewings and generated 3 offers. The property was successfully let within a week and occupied by the ideal Tenants 10 days later. The demand for property continues to outstrip the supply of residential accommodation.
