Latest news from Baker Pearce
Now is the time to invest in property
Baker Pearce have been asked to sell a number of residential flats which are currently let on Assured Shorthold Tenancies. With the Base Rate being so low, money invested in savings accounts yield such a poor return. However, property still represent one of the best all round investments. Rental yields can be achieved from 5% and above. With established Tenants already in occupation with an exemplary track record of payment, there is an excellent opportunity to purchase a ready made “buy to let” investment.
Baker Pearce are offering for sale the following flats:-
43 Highmead at £214,950
28 Jasmine Gardens at £199,950
15 Rabournmead Drive at £112,000.
Rents continue to rise and, with a hopeful uplift in property values over the next 5 years, now may be considered to be an excellent time to purchase residential investment property.

"Bucking the Trend" in 2011
Baker Pearce are delighted to report that 2011 proved to be anexcellent year, despite the economic “doom and gloom.” With the media predicting a downturn in the market, house prices have remained level, residential rental values improved and turnover for residential sales, lettings and property management increased in 2011. 2011 was a year of change for Baker Pearce with our re-structuring, including a new image, re-launched website and marketing material. We are delighted with the results of our new company profile, our dynamic website and newly refurbished offices. Do feel free to pop in for a visit and see how Baker Pearce can assist you further in any of your property requirements for 2012.
Newton Farm's Festive Fair
Baker Pearce were proud to sponsor Newton Farm's 2011 "Festive Fair."
Shilip Kumar advises us :-
"The event was greatly enjoyed by all the kids – all of them loved meeting Santa and receiving a special present from the Grotto. All stalls like lucky dip, pin the pony, art and crafts and chocolate in a stocking were a great success. As the fair was straight after school food stalls selling cakes, sandwiches and hot chocolate were sold out!! "

It's been a month of bungalows at Baker Pearce
Baker Pearce have successfully sold bungalows at 45 Fernbrook Drive, 112 Fernbrook Drive, North Harrow, 4 Brunswick Close and 8 Brunswick Close, Pinner and a sale recently agreed on 11 Fernbrook Drive, North Harrow. We have also now taken instructions to sell 17 Fernbrook Drive, North Harrow, 5 Brunswick Close, Pinner and 15 Cranbourne Road, Northwood. An initial encouraging response from the marketing of these 3 bungalows has already generated interest and an offer already agreed on 5 Brunswick Close.
Despite the media preaching “doom and gloom” there is enormous demand to buy and, as long as sellers are realistic in their expectations, sales are still easily being achieved at market prices. If you are looking for a bungalow to buy or have one to sell, do contact our Sales Team on 020 8429 7355 for a comprehensive and professional advice. Residential Letting goes from strength to strength Baker Pearce have recently completed one of their busiest months for arranging new tenancies in its 22 years history. The media are correct in reporting an enormous increase in the number of tenants looking to rent, and the rents we are achieving are rising. We took on instructions to rent a beautiful and newly refurbished, 2 bedroom flat in Badminton Close, Harrow and, in the first week of marketing, achieved 10 viewings and generated 3 offers. The property was successfully let within a week and occupied by the ideal Tenants 10 days later. The demand for property continues to outstrip the supply of residential accommodation.
After 22 years in operation we have a steady flow of properties constantly returning to the market which are being successfully let within a short period of time. If you are looking to rent accommodation or have a property to let, our Lettings Team would be delighted to meet with you and provide you with a detailed appraisal. Our Lettings Department can be contacted on 020 8866 8860.

Baker Pearce sponsored the Summer Fair for this infant and junior school in Ravenswood Crescent, Rayners Lane.
A member of the Parent Association advises:-
"The school fair was a great success and all the parents, children and the teachers had a great time. We were lucky that the weather held up as the weather forecasts had predicated rain for the day. The turnout to the fair was very good 400 people ( including adults, children and infants ) came and enjoyed themselves. As usual we had the classic popular stalls like Tombola, Hoop-A-Duck, Raffle Prize Draw, Pin-The-Tail-on-the-Donkey, Popcorn, Candy Floss, Pick-A-Lolly, Face Painting, Henna Tattoos, Kids Tattoos, Beat the Goalie were put up. Along with these we had some new attractions like Assault Course, Bouncy Castle, Tea Cup Ride, The Bead Shop, The Balloon Man, Lucky Dip, The Plant Stall, Paint-A-Plate, How Many Sweets were also enjoyed by all. The food stalls at the fair were a big hit all the food was sold out! The Newton farm family would like to extend their sincere thanks to Baker Pearce for their continual support over the past few years. Your contribution words the school’s welfare is much need and appreciated by all of us. Looking forward to a successful and mutually beneficial relationship between the school and your business".
