Advice to Tenants

In choosing Baker Pearce to help find a suitable home to rent, you will be assured of an efficient and professional service. Our company, established over 20 years ago, are members of The National Association of Estate Agents, Association of Residential Letting Agents and National Approved Letting Scheme. Our membership of these three associations provides you with confidence and knowledge that our company is regulated/licensed and benefits from client money protection.

Once you have chosen a suitable property, we require comprehensive referencing on all tenants as individuals, with the need for credit searches, identification, employment data and often more. You will be required to pay in advance of occupying the property at least one month's rent in advance and at least one month's rent as a deposit (Some landlords may request a larger deposit than a sum equivalent to one month's rent). In addition there will be an administration charge levied.

You will be provided with sight of a tenancy agreement to read to your approval, together with a detailed property inventory of the condition of the property you intend to rent and its contents. We will assist in transferring the utility services into your name upon your occupation and discuss with you the future payment of rent. You will be provided with details of the person, company or department of Baker Pearce responsible for the property management.
